Cleaning Process for Particular Stains

Blue Water Power Washing is a proud member of the PWNA (Power Washers of North America) and trains their technicians to recognize different substrates and staining to know how to properly remedy any concerns. When presented with an unfamiliar staining, we go through a testing process of using least aggresive to more agressive chemicals to aid in the cleaning process.

Organic Growth
Depending on the substrate and level of growth a low concentration of cleaner is to be used in conjunction with low pressure (2,000psi or less) to achieve a clean and sanatized surface. This is becoming more commonly known as Soft Washing.
Carbon Build-Up
This tends to happen to aluminum and EIFS buildings close to busy roadways. The carbon fumes from exhaust adhere to the substrate and over time start to cause a dusty, blacken appearance. A degreaser is used in conjunction with pressure to help remove build-up
Oxidation
This can eithier be on the surface of the substrate or commonly when painted aluminum is above brick and runs down onto the brick and embedds into the pores. Pressure alone does not clean and requires an acid to etch the top layer and hot water is used to help remove.
Rust
Can cause unsightly staining when on light colored substrates (white, yellow, gray). We use acids to help break down the chemical reaction and hot water pressure to clean off the rust staining to restore the surface.

In this article we will discuss a certain type of staining we came across when solving a clients concern.

The Problem Presented - A Brief Story

A client reached out to us with concerns other contractors were not able to remedy, or even had a clue about what they were up against. The area in question was stucco siding behind large pine trees. While the pine trees covered up the staining, the client was removing the trees to redo their landscape and brighten up the front of their home. As you can see in the picture to the side, there is an unknown heavy brown staining up the whole side of the home, with higher concentration in certain areas. Then at the bottom, there is typical organic growth of algae plus mulch splash staining. As well as mud dauber nests built where the walls connect. The client had other contractors come out to inspect and no one could figure it out. I myself was unsure but reached out to a few contractors within my network. We thought it may be fertilizer staining from a landscape company sparying the trees that were formally there. I thought it could have been from an irrigation system with iron in the water causing rusting to happen over time. However, further research found that it was pollen staining.

Plan of Attack :

Test different chemicals to determine cleaning efficency

When presented with a new problem we undergo a procedure for testing to see what will help clean the staining presented with as best results with least amount of chemical application. The process always goes from least to most aggressive, treating from orgaininc to inorganic. First step is to always try just water, ranging in pressure while keeping in mind the substrate. This home being stucco, to not exceed 2,000 psi when soft washing to not knock any bits off. Second is to test Sodium Hypochlorite, commonly referred to as bleach. This helps clean organic growth. It worked on the lower dark staining but did not help clean the pollen staining off. Third step is to test a degreaser, Sodium Hydroxide, to see if the staining is a fat, oil or protein based stain. Once again the degreaser did not aid in the cleaning of the pollen staining. The final step is to use an acid, Hydrochloric Acid, in this case. We prefer using One Restore by Eaco Chem since it had added buffers to make the product safer to handle. We applied the chemical with a pump up sprayer, let the acid work for about 5 minutes, applied a second coat, then washed off with about 1,200 psi hot water. This did the trick and allowed us to schedule the job with the client with confidence that his home would be cleaned properly.

Cleaning Process - Final Results

We scheduled the cleaning for a warmer day in Februaray above 45 degrees to allow the chemical a more workable temperature. We worked in sections of about 10' x 10' areas starting from the bottom to the top to ensure areas to be cleaned were not saturated and diluted with water when the chemical was applied. Some areas where there was heavier staining, needed a second application after rinsing to ensure the surface was completely cleaned and the hydrochloric acid could do its job. While it was more time consuming then a traditional house wash with only algae staining, the client was very thrilled as were we especially since they were cautious that they may have to repaint the stucco.

Different types of pressure washing techniques

The term power washing is commonly used when an individual is using a pressure washer that utilizes hot water temperatures to clean the substrate. Pressure washing is cleaning with cold water at high pressure typically in the 2,000-4,000psi range. Soft Washing is using low pressure in conjunction with different cleaning chemicals to achieve a deeper clean.

Which pressure washing technique is best?

Each technique achieves similar results for different staining, but when different techniques are cross utilized they achieve the best results. Power washing is best used for removing food grease, car oil and caked on dirt typically found on post construction clean-ups. When combined with using soft washing chemicals (such as degreasers) the level of clean is 10x more noticeable then just using hot water. Pressure washing is commonly used cleaning vinyl siding and concrete but when not careful of the amount of pressure being used can cause irreversible damage such as scarring concrete and damaging the surface or disturbing oxidation leaving your home looking like Zoro was there. Soft washing is a newer science as of the early 90's and uses an array of cleaning solution products to tackle different types of staining. This involves the person applying to have a vast knowledge of which chemical works best and at what ratios to achieve the best clean without risking damage. When using chemicals it is also imperative to know which chemicals need to be used to follow up to neutralize any pH imbalances to protect the substrate and any surrounding vegetation.

What is a substrate?

A substrate is a surface or material an organism lives, grows or obtains nourishment from. In this blog we will go over the different types of substrates we encounter when working, organisms that can grow on it and flourish if left untreated and how to properly clean the substrate using different pressure washing techniques.

Pressure Washing Vinyl/Aluminum Siding

Vinyl and Aluminum siding is susceptible to algae, mildew and, in the worst case, lichen growth, typically on the North and West facing areas due to the least amount of sun exposure. The proper way to clean would be to utilize both soft washing and pressure washing techniques. First would be to apply a low strength algaecide to kill off any living organisms, followed by a dialed down pressure wash (600-800psi) to rinse all dead growth off. This allows for the deepest clean without worry of damaging the siding or disturbing any oxidation.

Soft Washing Stucco/Brick Siding

Due to the delicate and porous nature of stucco and brick it is advised to only wash these surfaces using low pressure soft washing techniques. While no high pressure is advised this means typically higher chemical strengths have to be used. Typically you will see this in the color of black areas on stucco chimneys and around window frames where moisture tends to collect the most and create a breeding ground for algae and mildew. It is important that the technician applying these cleaning chemicals is following up with pH neutralizers after rinsing to make sure no future harm is done to the surfaces being cleaned. If higher pressure is used, you may find pieces of brick and stucco laying on the ground next to the cleaning area.

Pressure Washing Concrete Surfaces

Concrete is very durable but at the same time if to much pressure is applied or if the concrete has a weaker top coat, you could risk potential damage by applying to much pressure trying to clean a stubborn area. This is where soft washing and pressure washing come in handy. It is best to pre and post treat with algaecides to get deep into the pores of the concrete before hand to make cleaning easier. And it is important to post treat to make sure the cleaning solution can evenly clean the surface if any stubborn growth spots didn't come clean with the pressure cleaning. It is worth noting that you can seal your concrete with a clear penetrating sealer that will keep moisture from getting into the pores to keep your walkway and patios cleaner for longer.

Soft Washing Asphalt Roofs

Asphalt roofs are prone to gloeocapsa magma, which is a strain of algae that feeds off of the limestone in asphalt shingle granules. It first starts to appear in dark streaks on your roof before spreading and if left untreated can start growing moss that can flair your shingles and cause premature aging leading to a costly roof repair. Soft Washing is recommended by the Asphalt Roofing Manufacture Association (ARMA) to maximize the life of your roof and keep you within the maintenance warranty. This type of cleaning requires the highest concentration of cleaning solution but when applied by a professional is safe and effective. When hiring a professional make sure that they are rinsing and using neutralizers. Otherwise the next rainstorm can wreak havoc by bringing all the leftover chemical off the roof, through your gutter system and potentially harming the landscape near downspouts.

Pressure Washing Wood Deck and Fence

When pressure washing wood , there are a lot of variables due to sealers that have been used, type of wood and level of organic growth. We have another post that goes in-depth you can read here ( How to Properly Clean Wood Decks and Fences ) Ultimately you need a wood grade cleaner and neutralizer to properly clean and rebalance the pH level of the wood to keep the wood fibers in tact. Medium pressure should be used from a safe distance and in consistent fan motion per length of each board. Wood is very delicate and when scarred is hard to repair unless it is replaced.

Power Washing Concrete Grease and Oil

Concrete with grease and oil is when you will benefit from using a hot water pressure washer. Just like when washing the dishes hot water provides a better clean then cold water. In conjunction with degreasers to penetrate the surface and lift out any grease and oil when followed up with hot water will give the best results. This is usually for restaurant dumpster pad areas, high foot traffic areas where people may be tracking oil on the bottom of their shoes and any concrete drive thru area.

Deck Staining Process

For professional results we suggest a two day process, in this paragraph is Blue Water Power Washing's method for prepping and sealing. The initial start of the project is to properly prepare your surface. We first wet all wood to be cleaned and let any puddling water soak in to the wood. Next we apply a wood friendly cleaner, if not previously sealed, sodium percarbonate or a mild sodium metasilicate solution should be applied to help lift off any organic growth or dead wood fibers. If there is a current stain on the wood that the customer would like removed, we do use sodium hydroxide to strip off the existing stain. After allowing a 5-10 minute dwell time, we pressure wash board by board in a fanning motion using 1,200-1,400 psi to avoid scarring the wood. Once all the wood has been cleaned, we follow up with an Oxalic Acid solution. This helps neutralize the wood cleaner and rebalance the pH of the wood for the next step to help readily accept the stain. Oxalic Acid also aids in brightening the wood as lifting any deep metal/rusting stains.

Time to Stain and Seal your Wood Deck.

After waiting 24-48 hours of dry weather to let excess moisture escape the wood, your deck is ready to be stained, sealed and protected. (preferred 15% or less moisture level) We start by sanding all wood with a medium grit sand paper to get off any loose wood fibers and but still enough to make a smooth surface so you don't have to worry about splinters. Next we start applying thew stain. Depending on the job you can apply the stain with a sprayer and back brush, use a deck pad and similar pads for vertical work, or use a large white bristle brush. We typically go with the brush method to provide a nice even coat without risk of overspray onto unwanted surfaces to due a gust of wind. We apply the first coat, wait an hour, then follow up with the second coat. Congratulations on your newly restored deck!

What Type of Stain do you recommend?

As a homeowner doing it yourself it can be tempting to go to Home Depot or Lowes to buy their house brand products. Blue Water Power Washing is trained and a Certified Applicator from Deco Product s to clean, sand and seal. We follow their recommended process when cleaning to prepare for sanding and sealing. The process takes multiple steps to achieve a professional result.

-First we start by applying an algaecide to kill all organic growth to make cleaning the pavers with higher pressure easier.

-Next step is to use a high pressure turbo nozzle tip from a safe distance to blow out all the old sand in between the pavers to get rid of any unwanted moss and weeds but without damage to the stones.

-We then follow up with a professional grade surface cleaner to ensure a uniform clean on all the paver stones.

-Next is to apply a neutralizer to rebalance the pH of the stones, followed by more heavy rinsing

-Our preferred method is dry sanding, so after 24-72hrs of cleaning the stones we will return to complete the sanding and sealing

-We use ASTM-C144 joint sand. We broom in the sand (color of customer choice) and follow up with a leaf blower to get an excess sand out and make sure there is about 1/8' below the chamfer of the stone.

-After all sand has been replaced and leveled, we use a joint stabilizing sealer to protect the pavers from moisture getting in and stabilizing the joints by creating a rock hard seal that won't allow the pavers to move due to natural erosion.

This process should be completed every year or two to maintain the integrity of an outdoor paver area. However yearly clean and seals are much less expensive then having to relevel a whole paver area after years of erosion have washed away sand creating a ungulated area
